I would say that it has been one of the most convenient places I have ever lived. It is very accessible to both 30 and 35 (if you take Belknap). I love being able to walk to downtown or run down to the Trinity river. Also, the groundsa re always well maintained, pretty, and clean! I think parking for residents sometimes gets a little annoying when guests take up all of the front spots. I also think that the acoustics are not ideal-I can definitely hear every move my upstairs neighbor makes and even hear word-for-word conversations of people out in the community hallway. Otherwise, the maintenance/service has been great. Oh, and Ygnition-the cable provider-is one of the worst I have ever dealt with, so if Firestone gets rid of them then they will EXPONENTIALLY increase the happiness of the residents.

It is peaceful and quiet....very little noise...I rarely even notice the trains. The grounds are always clean and the pool is almost always open during the summer. Maintenance takes care of problems quickly and efficiently. Office staff is always friendly and make me feel like they know me when I come in. I only wish I had a patio and extra storage closet, but I know it's because I'm in a smaller unit. I'm ready for construction to be done because I want parking spaces again....but i don't hear them as much lately as I did when they first started!

Only complaint is occasionally new neighbors get a bit noisy when they party. Otherwise no complaints.

Rate service at 5. Never had a problem with management and maintenance response to problems. Water rate is kinda high otherwise it is an excellent place to live. Thanks, John Carson

I enjoy living at Lincoln Park. There's a variety of people living here -- different age groups, people from different countries, mostly professionals. For the most part, residents are respectful of each other's property and it's usually pretty quiet. My only complaint about noise, etc is that on spring/summer weekends, the younger residents apparently invite all of their friends to party at the pool. This younger crowd often takes over and isn't always good about picking up trash or concerned about noise levels, etc. I've come to expect the grounds and elevators to be a mess on Monday mornings. My only other complaint is that some residents don't keep their dogs on leashes and/or pick up their pet's droppings. However, this has greatly improved over the past year. I really like that so many residents have dogs and most are very responsible owners. Again, I think it's the younger college-age residents that just don't know any better. The management team has improved over the past year. I've rarely had a maintenance problem but when I have, it's been dealt with quickly. I worried about my car getting damaged in the parking garage but I've lived here over a year and my car has never even been dinged. I've lived at Lincoln Park for over a year after having lived in houses for the previous 25. I wasn't looking forward to going back to life in an apartment, but I really like living here. The overall experience has been excellent. I can't imagine any other complex being any better.

We just moved in yesterday. However, I'd tell them it's the perfect mix of downtown location and urban retreat. Minutes by foot, trolley, or car from where you want to be, but quite and relaxing when you want to unwind. After 6-1/2 years in the Navy and living in numerous apartments and condos throughout the country, LPTB is the quietest apartment my wife and I've ever lived in. The staff also sets the bar for leasing offices and maintenance staffs in the industry--they're thorough, sincere, and personal. The only negative, so far, is the water pressure in the unit--I'm going to ask the maintenance staff is this is something that can be looked at.

Convenient location. Beautiful landscaping. Well kept, clean and quiet complex. Friendly and helpful management team. Very affordable for the area without compromising on quality of living. I have recommended to several friends who have also enjoyed living here.

The Grove is more like a community than other apartments I have lived in. There are people of all ages here. My apartment is large and well laid-out - it feels like a home. I have had to call maintenance a couple of times and both times George responded quickly and resolved the problem promptly and skillfully. The office staff is friendly and genuinely seems to care about the residents.

It's like living in a protected world. It's safe and the entire staff watches over me like a mother bear with her cub. It's like being at an all inclusive resort. The staff provide a variety of activities like BINGO, riddle solving, pool parties and more. Not only is it fun, but it encourages camaraderie amongst the residents. I've had several invitations to move, but declined them all. Kathy, Sean, Latonya, Kneisha, George, Miguel and Raul are the best.

Almost perfect apartment for the price!....nice scenery and well kept, love the trash pick up service, great customer service and love all the perks that are offered to residents like food, games, etc. Some residents put their trash out when its not a trash day and it looks horrible to have trashing lying around. Some people don't pick up after their dog goes the bathroom on the grass. My neighbor's dog still wines and barks for hours at all hours of the day...it hard to go to sleep even or lay in my room to read a book or watch tv.... though I have made several complaints to the office....their bedroom is next too mine so I can hear the dog loudly whining nonstop.
