Maintenance is quick and friendly when they fix things that break. The trash piles up on the weekend and is very unpleasant.

The community is very good and secured but the interaction amongst the members need to be increased by organizing community events, poolside events etc. We could have organized Halloween party.

We try to do something monthly for our residents weather it be as simple as a thank you/appreciation letter or a random drawing. We are currently planning a resident breakfast on the go and will be having our Annual Holiday Party soon as well.

It is a good place to live. The only thing that we do not like is the age of the cabinets, both in the bathroom and in the kitchen. The inside of the cabinets in the kitchen are all warped and makes the cups and glasses lean towards the middle. In the bathroom, the bathtub is peeling really bad from where it has been painted so many times. Why not call ReBath and have them come out, put a cover over the bathtub and that would eliminate the peeling problem. To me it is waste of money to have someone come out every time a tenant leaves to repaint it, over and over again, when it can be covered with a shell and there would be no worries about chipping or peeling. Also, have Preston Bend enforce the City Ordinance of people picking up after their pets. Walmart sells pooper scoopers for $12.00, you can inform the pet owners that can either buy one at Walmart or they can purchase one from Preston Bend for $20.00. My husband and I went to the dog park and we must have picked up about six piles of poop, eventhough the bags were right there for them to use. If people are not willing to use their hands, they can use the pooper scooper to pick up after their pets.

I tell them all the time how fantastic the maintenance is. I hear other people complain alot, then I brag about my experiences. The property is always expertly maintained and the staff is friendly. My only complaint would be due to the fact that I have been here almost 5 years and the rent keeps going up even though I don't have an updated apartment. The last owners always offered something at lease signing, usually a carpet cleaning. Updated, matching appliances would be nice, with a microwave. Just a thought. Also, the previous owners came around and changed air filters twice a year. I had to call this year to have mine changed, it had been too long.

I will cover both positives and negatives here. It's better than most apartments I have lived in. In my particular apartment I don't have any noise problems which is very rare for an apartment. No noise issues with the neighbors is a major plus for me and hard to find. I also have a full size washer and dryer in the apartment and all the appliances are nice and work great. I like the real tile in the kitchen and bathroom. I have never had any pest or bug issues at all. I like it here at Preston Bend a lot (for apartment living that is). The management is excellent, especially manager Alejandra Salinas, who is very helpful, professional and is the best apartment manager I've ever dealt with. The excellent management is really appreciated. There are a few negatives. Firstly the apartment is too small for me and I don't like the layout of the apartment, but the price and the rest make up for that. For the fixable negatives: 1.Kitchen and bathroom drawers and cabinets are worn and need to be refurbished or replaced . The larger drawer in the kitchen (there are only 2 total in the kitchen) and the only bathroom drawer fall off the tracks almost every time I open them, then it takes a couple minutes and several tries to get them back on the tracks so the drawer isn't hanging there loose at an angle. 2. The carpet seemed somewhat old when I moved in, and it is a beige color which happens to show any and all dirt and spots really badly. I have to spot scrub it a lot, and it still doesn't look that great. 3. The water sprinklers in front of my apartment # 835 come on at about midnight, and they are aimed and spray heavily across the sidewalk that leads to the parking lot. If I need to leave when the sprinklers are on I can either wait 15 - 20 minutes until the sprinklers go off, or get quite wet from the waist down, or try and cover myself with a large plastic garbage bag or something as I walk through the sprinklers. I'm not usually leaving when the sprinklers are on so this has only been an issue for me 3 or 4 times total in the 2 years I've lived here, but when it happens it is irritation - a small complaint considering the good things about Preston Bend. I have never reported any of these issues to management, It's not that big a deal and it is what it is for the excellent price I pay. In summary, I like living at Preston Bend apartment, it's nice place, and I have a nice apartment at an excellent price, and the good definitely outweighs the bad. I will probably stay longer and might get a larger apartment at Preston Bend when I do eventually move into something with more space. Feel free to edit out the negative and only use the positive of this review if you want. I just wanted to be totally honest with the good and bad. I appreciate everything and like living here a lot.
